I work with a private money lender that does no seasoning. So you can refi at day 2 or 3 months.

No from the 4th year on - there isnt a pre payment penitaly. This loan does have points on it but they arent crazy high. 

Lenders will require season before refis. Seasonin can mean time you have had title in your name or time you have had tenants in place. You will want to clarify this with other lenders you speak with. 

You got it! Alot of my non-qm lenders (just means that banks hold that mortgage in house, and do not sell it) require reserves for your entire portfolio. So if you have 6 properties, you would need to be able to show money in accounts to pay all 6 mortgages if you did not collect any rent. Ours only requires it for this one property.

1. Forgive me Im really new at this private money stuff, but when you say it falls off after the 3rd year, do you mean it remains at 1% until its paid off? 

2. I havent heard the term requiring seasoning yet so can you tell me what that means? 

3. and I've not heard a lender mentioned reserves yet either, but I assume that means I can prove I have funds to cover 6 months worth of installments? 

4. and I dont have a portfolio yet/this would be my only property to start so am I too green of a client for your product?

The ones I work with are on a 3-2-1 schedule so 3% the first year, 2% the 2nd, and 1% the 3rd. Then it falls off. It's actually a really good program because it doesn't require any seasoning at all and only requires 6months of reserves for the one property, not your whole portfolio.

@Elizabeth Beard 100% agree and I am sorry that happened. I said last year that I wanted to find my women in REI and in the last 8 months we have built a group of around 40 women in that Tampa Bar area that all work in some form of real estate investing. It has been a true blessing. I hope you can find your group so you can just share resources!
