Here is my understanding - this may be off, I'm not an attorney or CPA.  The tax credits are issued by Tourism.  They used to be Act 74, now part of Act 60.  They are based on 40% of your entire project cost (purchase/rehab) and 1st year operations.  You must be preapproved before you acquire the property or your purchase doesn't count. This must be a commericial short term rental (guest house 7 rooms, Bnb 3-5 rooms or a hotel)  Not a single family house.  Residency in Puerto rico by the owner has nothing to do with it.  These are Puerto Rico tax credits, not IRS tax credits.  The tax credits are generally sold on an exchange for roughly 90 cents on the dollar.  The tax credits are issued in tranches over 3-6 years.  In our REIA meetings, dealmakers breakfast club and lunch & learn, and bus tour we discuss the tax credits quite a bit.  Link in bio for more info.

I'm glad to hear that the news about Puerto Rico has traveled all the way to California / Oregon. I moved here just over a year ago and started a real estate club (REIA). Lots of people here doing short term rentals, a few fix & flippers, multifamily etc. Check my signature for link so you can get more info. Hello Jahdiel,

I'm not sure if there are any shortcuts to getting your numbers.  Look at Airbnb for similar properties and check their rates and calendars.  Try booking.com, VRBO etc as well.  Create a spreadsheet and analyze the vacancy based on the calendars.  You might want to subscribe to Airdna for a more complete look.  Good luck.

Short term rental are working great in Puerto Rico! We have a few of them. Are you investing in STR on the island?

Puerto Rico REAL ESTATE BUS TOUR Jan 10-11, 2022: If you missed the last one, REIA Rico has scheduled another bus tour for Puerto Rico real estate investors. This is a chance to view properties in Puerto Rico (San Juan area and east side of island) Learn what other investors are doing in the Puerto Rico market and the kind of numbers it takes to take down a deal in Puerto Rico. Network with like minded people and see the actual properties both finished and unfinished. There will be some properties that may be available to invest in and others that are not. The properties will include projects such as boutique hotels, a bed & breakfast, raw land, a guest house, and commercial/retail projects. REIA Rico November meeting

We welcome investors, wholesalers, landlords, flippers, agents and anyone in the real estate field to network.  Normally we meet on the 4th Weds each month - because of Thanksgiving, we are meeting on the prior Thursday for November: November 18.

This month we welcome Youtube sensation and Puerto Rico's own Jerry Norton to speak.  Check out his youtube channel, and you will see why learning from Jerry is going to be a meeting you don't want to miss.

Jerry Norton is the owner of Flipping Mastery, an education company that has helped students flip over $100 million worth of real estate. Originally from rural Michigan, Jerry went from digging holes as a construction worker in his 20s to being a self-made millionaire by age 30.
