Hi Mark,

I'm in the San Juan area myself, but I have friends who invest in those areas.  In January, we hosted a bus tour to the east side of the island to see some investors projects in Luquillo, Ceiba & Naguabo, such as guest houses using the 40% tax credit.  On July 25 we are hosting another bus tour and investor mastermind for those interested in investing in Puerto Rico.  Reach out to me directly if you would like more information.

Hi Alana, I'm invested in a number of real estate projects in Puerto Rico, both in San Juan and other parts of the island.  Short term rentals have been pretty successful here, and tax credits for tourism projects such as small hotels make the returns even better.

Hi Yuriy, I answered your pm. Yes we meet every Saturday near the airport at a private residence and we talk real estate at 7:30 am! There's always a crowd and we have a few wholesalers now as well. You can find it in eventbrite and the social media for REIA Rico. Happy to see this thread is getting some engagement!

Eric, Thank you!  If you are in the San Juan area on the 4th Thursday of the month, drop in for our monthly meeting.  We also meet every Saturday at 7:30am for our dealmakers breakfast club.  We get investors from all over the island, but obviously Rincon is a bit of a hike :-)

We are organizing a real estate bus tour on July 26 to go to the west side of the island (including Rincon).  This will be our 3rd tour.  Look for announcements in BP, Eventbrite and on our website.

Hi Eric - I agree with so many of your points. There is actually a pretty active investor community here on the island.  Also there are many posts on BP.  I have alerts set up and so I see some of the chatter.  However, I've had to work with BP several times as the territories were not listed as a way to search or post.  For example, we have meetings every month and sometimes I'm forced to post the location as Florida, because San Juan doesn't show in my list of options.  

Btw, the bankruptcy is now over, as of about a month ago. FEMA & CARES act money to the tune of billions are flowing in to the island as we speak. There is incredible investment into the infrastructure, the likes of which have never been seen.

Financing is a bit more challenging, certain loan products are nearly impossible (hard money loans, construction loans) and there is no central MLS that is used (there are 2 MLS services, but not fully used) so comps are difficult. These are not insurmountable, but they are barriers to entry for some folks. For cash buyers, it's a dream.
