Again, another group of Canadians are buying a small VACANT apartment building. Although this one has no rehab money in it, we often can get the rehab money as well. This borrower had 5 condos in a condo community, what is called a fractured condo. In other words, he did not own all the condo’s in the complex-just a hodgepodge of them. We did a blanket loan on the 5 condo’s and got a huge assortment of debts refinanced freeing up his balance sheet and improving his cash flow.

Post: Are The Banks Loosing Up Their Credit?

The latest results are in for the month of December and it appears that big banks are beginning to loosen their credit-at least on the surface. The report shows that the big banks, those with assets in excess of $10 Billion approved 21% of their loan applications up from 17%. Look at that number-21%....that means they DENIED 79% of the loan applications they took! WOW! I have seen numerous articles applauding that number! Meanwhile smaller banks approved almost 49% which was worse than Decembers-so the smaller banks have begun to pull back! Although that 49% approval is much higher percentage wise than the big banks, it still represents a coin toss for the client-a 50/50 chance of denial if you apply at a bank for credit. Wow.

Type: $75,000 SFR Cash Out Refinance. Most lenders in that space do not like small loan amounts. The investor had purchased the foreclosure for $46,000 12 months ago. The investor had put in $21,000 in rehabbing and had wanted to pull money out of the SFR to purchase another property. The appraisal came in at $101,000 and we were able to get cash out up to 75% loan to value on a 30 year fixed loan with no prepayment penalty.

Over the last three (3) months I have seen a spike in activity of retail, apartment and office purchases by out of state buyers. Foreign National Investment has also spiked over the last year.
