@David Rutledge  I see. I have had similar situation as well with both of the SFD's sold by investors with tenants already occupied. I have had no problems yet but I'm sure having the property management is the safest approach in the long term.  Let me know if you would like connect here in Cali. I'm originally from Orange/Fullerton area but currently living in Studio city. Maybe we can make a group or something similar of Cali residents investing in Indianapolis. I have another friend who lives in Sherman oaks who currently holds 3 SFD's in Indianapolis. He's managing all the properties himself as well. We could share information going forward on good contractors, areas to buy, etc.

Hey @David Rutledge , I appreciate the reply. Looks like you got a great deal with the duplex. Are you finding your properties through a realtor ? Are they turnkey or are your doing the Rehab yourself ? If so, do you have a trusted contractor in Indianapolis ?

@David Rutledge  Hey David, I bought a SFD in Indianapolis last year and have been managing it myself and in the process of buying my second right now. If you don't mind, what area did you buy your multi family unit and what property management are you using ? I'm wondering if its worth the services to go the property management route. Thank you

Hey everyone, I'm currently using the Lease agreement I was able to find online off tidy-forms website. Can anyone recommend a better one or give me an opinion on the one I'm using. Since this is my second property, I am still in the learning process and would like learn how to protect myself through the lease. Is there any information available regarding this. Is it recommended to contact a real estate lawyer for the lease write up. Any advice will help. Thank you.

Hey @Ross Denman , Thank you for that well written response. I appreciate it. I noticed that you are a property manager in Indianapolis. Do you provide property management for the Wayne township area ? Would you be able to private message me the cost and services you provide ? After I close the sfd purchase with the next week or so, I will have 2 homes which I should be able to manage myself but my goal is to purchase 2 more in 2017. I would love to start networking to be able to find the right property manager and create the trust and relationship early on for the future when I will definitely need one. Thank you.

Awesome @Israel R. I have my property in Wayne Township. How is Fishers in terms of Rent vs cost of SFD ? Also how is the turn over for the tenants ? do you manage yourself or do you have a managing company ? 

Hey @Jeff Schechter  Is SFD the only way to go in Indiana ? Is the market for duplexes or triplexes available ? and would it be a better investment for the cashflow for the property values at the moment ?

Hey @Jeff Wallenius , The property i own and the second one im trying to acquire currently are turn key. I'm not comfortable with rehabs yet because I cant personally fly out to indiana or I dont have a relationship with anyone I trust to provide that service for me yet. I am hoping to learn as i go and find a partner in the future before I take that leap.
