@Cole Johnson Congratulations on buying your first four-plex! It sounds like you were smart and saved your way to being able to afford that home. Your story resonated with me! I had a very similar situation, I was in the same boat at my company. I started off making $12, then $14 and now $16! I thought I was the only person making $16 an hour at 24! I just bought my first home and I am in the process of fixing it up now.

@JD Martin Thanks for the tip! Have you ever had issues with the felt leaving marks on the floor? I was going to use it but the guys at lumber liquidators recommended their vapor barrier. It was about the same price as the felt, so I just bought it there. 

@Michael Kalisch Thank you! I appreciate the comment, I was quite paranoid about the gaps. I was wondering if the wood is chipping, is it recommended to scrape it off and apply bondo or some type of wood filler?

My husband and I recently purchased our first property in Florida with cash. I will move to New York for graduate school and plan to buy a home using the BRRRR method. We hope to homestead the house in NY and retain our NY residency. My husband is in the military but we are both from NYC. Has anyone done a cash out refinance for an out of state propety? Is that tough to do?

I am currently employed with two W-2 jobs but I will quite both jobs in August to continue my education. Thoughts? Should we just try to get a HELOC?

@Dan WardThank you and I credit it to reading the forum like a mad women trying to figure this out. You and so many other kind people on here are a wealth of information! I appreciate it so much! 

My husband and I are both far from handy (we are both from NYC and young millennials) but boy has this been a huge learning curve! My husband joined the Air Force, so living in Florida has opened up a lot of opportunity in real estate investing. 

Anyway back to paint! To be honest I thought the pro classic was a finished color of paint? I purchased ProClassic Waterborn Interior Acrylic Enamel from sherwin williams. So I need to buy a primer for the cabinets? I read zinner or kilz is good, is one preferable for cabinets?

@Dan Ward Thank you so much! I am going to head over there today and check the moisture levels. To be honest, I can't tell if there are any specific areas that smelled strongly. But I might be in for a surprise when I go back todya. 

I did have another question regarding stripping paint. I plan to re-paint the cabinets that the former home owner tried to do on his own. It was the strangest thing, he painted half of the cabinet doors and sanded half of them but never finished painting. I was going to leave the paint on but I noticed that the doors were not cleaned. It looked dirty and rough. So cleaned the painted cabinets with TSP I decided to strip the paint with citistrip. I left it overnight but a lot of the paint did not easily peel off. I tried again with a thicker coat of citistrip and it took most of the paint off. Do you think I can sand it and then prime and I should be ok? Do I need to strip every single drop off paint off in order for the cabinets to look good? I purchased sherwin williams pro classic paint because other people on the forums said it doesn't show brush strokes.

@JD Martin thank you for that tip! Is there a specific kind of roofing felt you prefer/ or specific brand? I read a little bit into that stuff and it appears some people use aquabar. Have you ever used that stuff? That is an awesome tip!!! Thank you so much for the insight!

@Mark S. Haha will do! I will be buying the materials to lay the floor down. 

@Bram Spiero Thanks for the tip! I will look into this. Did you put down laminate floor or LVP? I have read that some companies will void the warranty if there is underlayment.

@Brian Ploszay Actually those white spots were there after we ripped the carpet from the floor. We haven't used any leveler. Do you suggest using Jiff Set floor leveler on plywood floors? I will check for soft spots but I think everything was sound. We did have some squeaking, so I plan to put some extra screws in. Thanks for you help!!

@Andrew Ashby Thank you for your service! Congrats on your buy and hold success! My husband is in the Air Force and we just purchased our first home Florida. You story is very inspiring. I have similar feelings towards one of my current positions. So I have been looking at other ways towards financial independence. More recently, I am actually considering becoming an agent while I am in graduate school. Would you mind sharing which platform you used to take courses online?
