I think I need more clarification. It sounds like there are three different situations here.

1. Your parents are seller financing their home to you for $115k. If you pay $90k, you'll get a small discount and own the property free and clear, correct?

Why do you need to refinance to pay the balance if you have the cash? 

2. You mentioned you're also putting in offers for other properties. So there's another property you want to buy for $72k?

3. Doing a ADU on the current property where you're reading with your family.

What exactly are you looking for advice on? It sounds like you need to be clear on your own goals. It seems like there's a lot of moving parts and you need to focus on will any of these get me closer to my goals?

Thanks for sharing this! I can absolutely relate to learning a lot from this website and using the resources provided. I also have been fortunate to take courses that have taught me a lot. I am will definitely have to do a post like this when I reach that 30k passive income mark!

Hello,

I replaced the latch on a portable dishwasher and yet for some reason it still isn't latching. Does anyone have experience with portable dishwashers? I have attached photos for reference.

where in Taiwan did you live? I lived in Taipei and Kinmen. Welcome to the club towards FI! I purchased my first priority two years ago, fixed it up and rented it out after moving out of FL. I'm looking to buy more properties because the rental income is not too shabby. I actually paid my taxes the other day and NY taxed the income from my property! Can you believe it??

Congrats on closing your first deal! I closed on my first one two years ago and I'm looking to find more. BP has changed so much but I love your enthusiasm. I actually set a goal for myself to select a specific area to invest in by August 20! I hope to stick to that goal :)

@Michael GessnerIt's a town home and there aren't any windows in the bathroom. And I am trying to figure out if it is common to exhaust to the attic in Florida.

Hello DIY-er's,

The exhaust fan in my townhouse is out of order. So I purchased a Panasonic Whisper Ceiling Fan and a roof vent to install and replace the old exhaust. After removing the old fan, I realized the old Nutone fan was venting the air into the attic... Our inspector didn't find any signs of mold. So is it common to have exhaust fans to vent to the attic in the northwest coast Florida? The weather up here is not as hot as south Florida and the weather here does can get in the low 40s. I am concerned about make a hole in our roof to vent the fan on my own because I don't want any leaks. Should I just exhaust into the attic? Or should I contract someone to install the new ceiling fan and cut a hole in my roof to vent the air? 

Any thoughts from the experienced DIYers?? The attic is unfinished and there is loose-fill insulation. My concern is trying to make the hole bigger and to fit the panasonic exhaust fan, when there is fiberglass insulation hanging out above me. Although I think it would be so fun to do it on my own! But I also want a functional and nice bathroom. I will post a photo below.
