Thank you all for the feedback, greatly appreciated. In the lease under the 'Possession and Abandonment' section it states 'If Tenant is absent from the Premises for two(2) successive weeks without notifying Landlord in writing of this absence, Landlord may deem the Premises abandoned unless rent has been paid for the full period of the absence'. It also states that I do not have to store any personal property besides prescription drugs which I have to store for 7 days.

I am interpreting this to mean if I do not hear from her for two weeks after trying to make contact with her I may deem the property abandoned and take possession of it? Thoughts?

Need some advise. I have a tenant that I believe no longer lives at the property. She was behind on rent and facing eviction. I have tried to get a hold of her through her old phone number and via Facebook but have not heard from her in a week. I got ahold of her cousin who said she has moved. What steps do I need to take to properly end the lease and evict her so I can clean the place up and re-rent it? I posted the 5 day notice on 12/2/17.

Hello. I looked at a 2 br 1 bath house that is around 900 sq ft on valley road near oconomowoc Wisconsin. It is located on the north shores of silver lake with around 50' of frontage. It has a 1.5 car detached garage and an unfinished attic that I would be turning into an addition bedroom. Any realtors out there in the Oconomowoc, Waukesha, delafield Milwaukee area have any good figures? Thanks

I have a good group of tenants and their lease is up in 5 months, they are currently on a year to year lease. I contacted them wondering if they would like to renew for another year and lucky they said yes. In the past I have gotten burned because the tenants have said they would renew and then at the 12th hour decided not to, leaving me with a vacant property and me scrambling to get the property cleaned and ready for new tenants=slower turnover=lost profit. Has anyone charged a 'holding deposit' to protect yourself from this? The idea is that if they do go through with the new lease I can apply it to the first months rent on the new lease but if they decide to back I would not refund it and it would cover me while I look for new tenants.

I was wondering if anyone knows of/ would recommend a good CPA that specializes in real estate and is investor friendly, Is knowledgable about investing, real estate tax advantages and future business growth within real estate? Specific area would be Fond du Lac, Oshkosh, Appleton and Milwaukee Wisconsin.

It seems when it comes time to send out applications or any other paperwork that there is always an issue with the potential applicant having access to a scanner, filling out the application legibly, and/or getting it back in a timely manner. I am looking for advise on what people use for electronic signatures and if there are programs out there that allow you to upload your documents (applications, leases and any other documents) so that the applicant can fill them out, sign them and send them back, all on-line.

I was approached today by a friend of mine who is looking to sell her duplex. She is done being a landlord and wants to get rid of it. Property is in good shape with no major renovations needed, it is located in Fond du Lac Wisconsin in a B- neighborhood. Basic Details below. Asking price-$81,000 Rent-$395 and $750=$1,145/month Taxes-$191.67/month Insurance-$85/month Property is tax assessed at $90,300 Tenants pay utilities What would you do? What would you offer? Any suggestions would be greatly appreciated.

Tenant screening is one of the most important parts of being a landlord and I think talking to the potential tenants previous landlord is key to accepting vs not accepting. What questions do you and can you ask the applicants previous landlord? Not sure if it changes state by state but I am specifically asking about Wisconsin. Thanks for the help.
