I don’t like them for rentals. As others have said, repairs are not made on a timely basis and the HW company usually tries to wiggle out of covering expensive items such as air conditioning.

We have a rental home fairly close to train tracks. It’s what I would probably call Class C home. What class is yours? We have not had any problem renting this house and have had it for 20 years. We ask about $100-150 less per month than another home of same size in same town that is not by train tracks. Believe it or not, the first people we rented to, the husband said he grew up close to a train track and loved the sound of a train! Good luck !

Years ago, a very successful real estate investor told me the motto he lives by (where real estate investments go) is “run when they walk, and walk when they run”. I’ve never forgotten that. So if you have money to snatch up investments when the market is slow or taken a downturn, do it!

Jacky, I always ask my tenant that is moving out if they are paid up on the water/garbage/sewer, and then I follow up with a phone call to the utilities to verify it is paid. They can also send you statements. East to get this done in a day so you have plenty of time to return your tenants security deposit .

We’ve only used VRBO and we have had great experiences. Santa Barbara, Monterey, St. Augustine, Durango, Broken Bow lake, and a few others.

For me personally, I wouldn’t want to take this risk. These are uncertain times, and i only want low risk investments now that I will at least get some CF out of.

We have heard a lot of sad stories. We also get applicants that come in looking flashy (expensive purses and shoes, wearing a lot or jewelry, driving an expensive car), and oftentimes they are seriously unqualified. I am amazed how many unqualified people there are. It’s as if they don’t realize their credit will be run, and job and tenant history verifications will be made.

I have learned this too. Ask them if they meet the requirements before booking a showing. It weeds a lot of people out that aren’t qualified.
