We charge our applicants an application processing fee which includes credit, eviction and background report. I don’t know of anyone that does not charge the applicants.

That seems like a lot - is it due to hurricanes and flooding? There are some areas in California that are more prone to fires and therefore insurance has become extremely expensive, but in the average cities and suburbs, homeowners insurance is very reasonable. We have a 3/2, 1400 sf rental that we pay $650/year in homeowners insurance. Our property tax is fairly low percentage too, but of course homes cost more here.

Just out of curiosity, what do

You pay in homeowners insurance on an average SFH rental in your area, like a 3 bd/2 bath 1400 sq ft home?

Not sure about your state, but in California it’s perfectly fine to list it the way you want to just it as long as you are clear in your ad and in your lease. And also tell the new tenants when you have chosen them since they usually don’t pay attention to the details of the ad. I personally would do it the way you are wanting to do it because of the filtering aspect.

I use a website called Tenant Alert. So easy to use and charges 3 different package rates depending on how much you want to screen. I have pulled it up on my iPhone and done credit report and background checks while I’m at the property I’m showing it if Im really curious about a Prospective tenant

I don’t think there is anything wrong with your wording and I personally probably would mention Costco by name because people love Costco! We have a new Costco being built by one of our rentals and let me tell you, people are excited when they hear about it!

Yes, life does go on. And I’m not pointing fingers or judging anyone. I just personally can’t even think about that stuff (money/investments) right now other than letting my investments coast for now as they are. I’m sorry to hear your homeland is suffering.
