@Jordan Petty I wouldn't do it unless it's temporary so basically you are either forecasting positive cash flow after improvements and/or you are planning to sell soon and you know there will be a good appreciation to get you a good + ROI.

In Northern Virginia & DC renting makes more sense given the high prices in good areas (+ $800k)

I would say it really depends on your objective: If your objective is cash flow and you are not really going crazy with debt than time isn't really a factor.  Assuming you picked the right property and you have a solid PM in place managing it for you. 

But if you count on appreciation that's when you have to be cautious, again no one has a crystal ball here!

I think the most important thing is to visit the market, drive around, see for yourself the area you are considering for investment. Also once you are clear meet the team (especially property managers) in person. Ask all the possible questions to your property manager ( most important team member) because you will only be dealing with them once the property is purchased: questions that can be asked :

1) Who's doing what (org chart) (  how many portfolio managers, contractors, bookkeeping ) get to know the team. 

2) How long have they been in the market? 

3) How many properties do they have under management? and what's their current vacancy % 

4) what's their average time to fill a vacancy? 

5) late rent policy  ?

6) do they  have internet portal? how do they communicate with owners.

If you are doing buy and hold : I personally prefer looking at Return on investment or "cash on cash" % and not cash flow per door ( but that's my preference) , if I am making around the 7% to 9% I am very happy.. it's basically comparing this investment to other type of investments: If I am putting money elsewhere what will be the return ( and I don't assume any appreciation % in the ROI calculation). That said, I think there will still be a minimum of cash flow in $ amount that will make the investment worth taking and that's different from one person to another.
