@Andrew Johnson there is a forum called Debt Free Fanatics that is made of Dave Ramsey followers. In fact that is where I learned about BiggerPockets. There are a lot of people with great ideas on how to become debt free and invest including real estate.

Yes Lincoln City has been trying to 'fix' their vacation rental rules for several years. As it stands right now you can only have 1 vacation rental within the city limits. Unless they changed that this month and I missed it.

I will have no smoking of anything on my property. In Oregon it is legal and I am not worried about the feds but I would not be able to even inspect my property because the strong smell of weed makes me violently sick.

Maybe in some areas it is unusual to set up workshops in a garage but I am use to seeing workshops attached to a garage or a garage converted to a workshop. My late husband and I were both with the local fire department and never once in 10 years was there a fire due to a welder, but we did respond to a lot of kitchen fires. I am sure that no one give that a second thought. If I would allow this I would:

1. Make sure that he is not operating a business illegally

2. proper insurance

3. installed properly

BTW 2 of my 3 sons have converted their garages to workshops. One in a rental and one in his own home. Yep no fires.

Why would you even listen to the father or his lawyer? You don't know how often he has done things to control her life and any father who says the word lawyer under these circumstances is a control freek. Leave a message that the couple owes rent until they call to tell you they want out.. not dad. Where is BF? Do you have a number to call him?

I would love to be able to go to my last views on any topic. Some of these are on going over a year or more and I don't want to have reread pages and pages to get to the new information.

As a mother I would not want the stove next to the dining room and patio door. Kids like to put their hands on the edge of counters and the placement of the stove just scares me. 

As a landlord I would not like to see a child or adult hurt by the placement of the stove.

I don't think they have a leg to stand on. The contract was for a limited time and all agreements end at the end of the contract. I believe you do not owe them anything if you choose not to renew. Not legal advise but look at it like you would look at a rental agreement. As a renter I would never expect to pay my landlord anything after the end of my year contract but if I wanted to leave early I would owe money until the end of the contract unless it has a 60 day notice to quit with no penalty.
