Those that have housing would not be able to do it as it would be additional income making a paperwork nightmare when the renter paid late or early. How would you screen the tenet that would now live in your rental? What if your tenet moved out and their tenet did not. Also making them a landlord would make them responsible for filing taxes etc.

In Oregon it is a no no to meet with the appraiser when you are buying a house.

Get a cabinet door or two that matches the kitchen cabinets. Build a frame around the panel the size of the door/doors. Looks like a cabinet in the wall.

I am not sure what state you are in or whether you are doing an B+ or D property but I would look at everything and decide if anything sticks out as a real sore thumb. Curb appeal is very important as if things don't look good they will have a negative attitude before they walk in the door.  After that I would look at which and how many things you can do with the remaining budget. Lights may just be a couple to give better lighting in the kitchen or in the bathroom for better light when a lady puts on make up each day. A new rug and paint in the living room in a more modern pallet may make the biggest bang for your buck. Fresh and new is the name of the game for the remaining $$, making as many changes that you can do for the balance.

The roof. As part of the outside walls this is first to keep everything in the good shape it is in. Then I would make sure the house is-

1. water tight - fix the roof

2. all working parts are still working ( water heater, furnance, ect) and no exposed outlets or wires

3. broken windows

4. tight doors

5. no flaking paint exterior or interior

6. flooring - safe to walk on

7. fix or remove rickety outbuildings

8. pleasing to the eye from the outside ( well trimmed shrub & trees)

This is what I learned on my first buy and it just cost me 3 returns of the appraiser to get it right.

Fels Napa soap (sp?). Sprinkle it over all the carpet and one inch over the edges. Let set 24 hrs and vacume. I never had it fail in all the years I had dogs. I would do this 2x a year when we were leaving for the weekend.

I would not rule out all businesses.  In Oregon a business licence must list a physical address even if there is no office there and no clients come there. You can not use a PO Box for a locations.

Make sure you have an emergency contact as sooner or later you will need it and check it annually. Seniors tend not to move and they don't wreck your property with wild parties, as a rule.

Hi, I live in Lincoln City and just purchased my house with an ADU that needs a lot of remodel. I remember when we lost the tax deductions for cars and credit cards. Do you? Everyone was sure the auto industry and credit cards were going to take a big hit. Not so much.
