I use Podio and Globiflow and love this idea.  I'm working to set it up, but can't seem to make the code from your (Ronald's) workflow work for me.  In the variable creation action, it won't let me choose field names from the original app; only the Seller Lead app.  What am I missing here?

UPDATE:  I found comps (and a friendly local, investor-friendly realtor!  If you need realtor for later in Marble Falls, I'll pass his info along!):

Leave as a 2/1.5, ARV $100k-105k. Rent comps $1100-1200/mo

Convert office off kitchen to bedroom making a 3/1.5, ARV $105-115k. Rent comps $1200-1300/mo

Other details I forgot to mention in my haste to get the deal posted:

1.  It's been vacant for 6 years; However, just recently turned off the power.

2.  Leaky roof in living room.  There's a cooler on the floor to catch drips.  Coming out of air vent.

This lot is NOT waterfront. Waterfront ARVs running $260k and above. Literally can't find comps for this property...sales or rental. All properties that sold on MLS were waterfront.

It does need a full gut and rehab, likely including plumbing & electrical.  Built in 1960.  2 small bedrooms. 1.5 baths right next to each other in home.  Assume you would demolish sunroom that seems to be included in square footage.  Located in Burnet County.

I can send photos to anyone interested...may find a place to house them online for easier viewing.  I can also get you into the home.

Other consideration: per HOA rules, this home cannot be a temporary rental of any sort (seasonal, airbnb, etc.).

Deal needs to move fast.  Inspection period ends on March 15.  Must close on/before April 7th.

This home is currently under contract for wholesale.  Great buy & hold opportunity in Texas.

Estimated repairs (none are crucial) = $4-6k. Total all-in for approx $56k gets you 13% CoC.

Last renter was 2 months ago.  Owner is tired of being landlord.

Built in 1973.

Rental info seems to show window of $845/mo to $915/mo.  If you can keep getting $900/mo now, you may not want to bother with repairs.
