I have wholesale properties available now in Killeen for buy/hold.  Much lower prices there...much different market as well.  Would love to chat w/ you about all the different markets in central Texas, from a wholesaler's perspective.

Current renter in for 8-9 years. $650/mo. has not raised rent during time.

Condition good

Bought 1993 / Built 1960s. Pier & beam. Moved out 2000.

WH replaced 7 yrs ago

Roof replaced 2010, inspected 2 yrs ago after hail storm

Central Air replaced: outside unit in 2004.

Just redid floor in kitchen 2 months ago. New kitchen floor put in - vinyl flooring

Hi Maricela --  thanks for your post.  Feel free to PM me.  I don't have the address handy right now...but I did let it run to foreclosure.  Not sure where it is in the process.  Situationally it worked fine, since I didn't have to inherit the debt.

Repair info:  Seller just did minor rent-ready improvements in July - paint, tile around toilet, etc.  Seller just moved previous tenant out and is doing some additional work on property now (~$1000 work).

Additional Property info:  Large Corner lot; 1-car garage closed in.

From local realtor: "I would plan on $80,000, though $90,000 is conceivable if it is fixed up nicely inside (no idea what the current condition is, obviously). No rental comps from the MLS to share, but I think your floor would be $850/mo if it has 1900+ sq. ft., for that neighborhood. There are a lot of foreclosures in the neighborhood, and it is pretty mixed neighborhood."

@Alden Simpson - I re-read your earlier post about Podio's change in parsing data.  Just turned OFF the Globiflow automation I was trying to use to do that...and it worked just as you said.  Thanks for the help!

@Alden Simpson -- Podio isn't splitting up the info as it comes in from CallRail.  Sounds like Podio is doing that for you...?  My only option in the Email To App for each field is "Email body".

Thanks to both of you!  Before I send screenshot, I'm doing some more troubleshooting on my end.  I think the issue is in how podio receives the info into the Incoming Calls app.
