Small multi-family (2-4 units) buy & hold investment in Payette.

Bought this duplex in september of 2017 have been able to increase cash flow by forced appreciation . We installed a sprinkler system for the yard along with yard maintenance in the summer and spring. Also got ceiling fans for bedroom and living rooms of both units.
looking to possible pull some equity out of this duplex this summer.

Purchase price: $265,000

We bought this home in May of 2016 as our primary home lived in it for two years then bought another home in Ketchikan and are currently renting this home out. We are currently managing the property ourselves.

Thank you all in advance, I have a question about how soon I should ask my current tenant if they are going to want to sign a new lease? 

Their current lease is up at the end of June. I live in a seasonal town and new posts are being made every day from people looking for rental units that are going to be moving up here in the summer. 

@Bashar Salah, No, unfortunately I have not gotten any leads with the letters, but still trying. Also started my own separate website. I live on a small island in alaska where everyone knows a real estate agent, I knew it was going to be tough going in. Got a few more neighborhoods to drive for the letters and then off to the next marketing idea.  

I was wondering the same thing, last weekend I did the driving for dollars in my area. Now going to do the yellow letters, and hoping that generates some leads. Now just need to figure out how to word these letters, if i find any sample letters or if this generates any leads i'll let you know. 

Hey, My family is considering making the move from Ketchikan, Alaska to either Wasilla, Palmer, or Eagle River Alaska. I wondering if there was someone that we could talk to and just ask the hundred or so questions that we have =). We would like to purchase some land and build our home, we are looking for more information on that process. Also what are some good areas to be in what areas we should try and avoid.
