I had a general question. If there are no comps for a property in a rural area with a house + land, what's you're recommendation of how to appraise or get an ARV? There are no comps in the area that matches criteria of the house and land so it hard to create my flip ans brrrr reports. The tax records has very little info on previous owners and prices.

Let me know your thoughts.

I am looking to forming a Real Estate LLC with a partner in Oklahoma. I am from California. Any good advice or business CPA referral that is familiar with this type of business LLC? I'd like to know the ends and out prior to forming the correct real estate business documents to protect our personal assets and how deal with taxes at the end of the year etc. (split expenses and profit).

With secondary homes, banks usually require a 10-15% down payment with a requirement of living there for at least X weeks each year. 
With that said, has anyone done this before? Getting a secondary home with a 10-15% downy payment is ideal, and live there temp or visit the location for X weeks while renting the other side. 

Any thoughts on if this is possible?
