So in situations where the seller refinances and plans to keep the property, but then later changes their minds for to sell (1031 exchange) due to complicationsplications in the remote property, does that causes any issues with the 1031 process?

        I got a friend trying to do a 1031 exchange. Given it's a sellers market and interest rates are low, does it make sense to sell a remote investment property, 1031 exchange it to another market property, and make double the cashflow? To me it's a no brainer given, but am I missing anything?

My brother is asking me, thus the forum post. He has already a multi family that is personally owned for investment. One of them has an FHA loan on it. So the conventional loan will be the route to take. Is that possible? If so, please let me know which banks would allow a primary residence with a low down-payment?
