How to get comps on Rural area property ARV

Hi community,

I had a general question. If there are no comps for a property in a rural area with a house + land, what's you're recommendation of how to appraise or get an ARV? There are no comps in the area that matches criteria of the house and land so it hard to create my flip ans brrrr reports. The tax records has very little info on previous owners and prices.
