 @Kang-Li Cheng You're much better off going on your own and just using a solid agent that knows what they're doing. Turnkey providers typically buy the asset and put max of 15-25k into it without always addressing the major capital issues. The old lipstick on a pig type of thing. This is my experience at least. there's plenty of turnkey deals out there, and many SFR's struggling to sell right now would be good candidates. I'd be happy to help.

Thanks.  I saw Ian's post after I posted mine.  risk vs reward..  granted, my comment was somewhat rhetorical.  Lets face it, the higher the yield normally the higher the risk.  Lets face it, if the company could "afford" to get funding more cheaply, it would.  


 This is my thought exactly. If it sounds too good to be true, then it probably is. Why issue debt at such a high rate if there wasn't some sort of risk that commercial lenders are unwilling to take? Until someone from Norada can shed light on this it's not a place to put money. 

Good to give credit when it's due. But this would be more helpful and convincing if you shared the numbers too, as I'm sure people have to evaluate the returns as well as the customer service.

Turnovers are expensive and if you hold long-term, just wait till you get a major cap expense. That'll wipe out many years of hard-earned cash-flow. OOS TK, I learned a long time ago, is not my first choice as a pathway to building wealth.

I am two years late to this post but thanks Peter for sharing. I think this is the reality of many turnkey operations, the turnovers are expensive, you have to be on top of the PM constantly, and things can still go not according to plan. 

Hopefully you have at least experienced some nice appreciation if you held on till now. 

Something like this I think you should ask a real estate attorney in your state. Can avoid a lot of trouble from doing something wrong by accident.

Hi BP folks,

I'm a long-time lurker. I live in SoCal and house hack. I'm finally ready to jump into long distance investing and Indiana is at the top of my list. I saw that most of the threads about Indiana turnkey are 3-4 years old, so looking for some updated information.

 I am looking for recommendations of turnkey providers in Indiana, particularly Indianapolis and surrounding areas. I'm also open to turnkey promoters and real estate agents who have experience with investors, i.e. making connections to good property managers after the sale.
