I just took the Real estate exam.  My understanding is that it would be illegal to receive referral fee or kickbacks.  You can only receive commission from your broker.

I live in Virginia in the metropolitan DC area.  I have dealt with many real estate agent trying to buy property or involved with friends or family in their purchases.  I noticed that just about every agent has nice luxury car and they are very well dressed.

i am starting new with real estate. I just passed the state license and in process of submitting my application for the Real Estate Salesperson.  I want to find out how important it is for an agent to have a luxury car and be very well dressed?

i have an older car and I dress casual. Would that be an issue?

The really good agents use Customer Relationship Management (CRM) software to stay in contact with customers. This software allows them to track information on the client (age, children, birthday, anniversary, purchase information, etc.). The agent can place them in different "tracks" depending on who the client is. For example, if they get a strong buyer lead that is prequalified and interested in buying within 90 days, they will be put in Track A and receive regular emails, calls, texts, or whatever is necessary to nurture that lead until they purchase something. A former buyer won't in the market to buy another house for 3-5 years, so they may go into Track D where they are emailed or mailed every 3-6 months and then called once a year.

The point is for the software to maintain contact with clients so the agent is always "front of mind" when the individual decides to buy or sell. As you can see with your agent, it works. 85% of clients say they would use the same agent for their next purchase, but only around 25% actually do because their agent loses contact and the client goes with someone new that they saw on a billboard or heard on the radio.


That's a good idea. Do you know any low cost good CRM software / services for someone new in the field ?

I'm with Keller Williams in Virginia Beach.  KW offers a deal where you can take the online course provided by Kaplan at no cost to you.  There is no obligation to hang your license with KW.  Obviously they/we hope you will, but it is a way to take the Kaplan online course for free-to-you, paid by KW.

 Thank you for the link. Didn't know KW offers free training with no obligation to join them. I would have definitely benefitted from them. I just signed up for 30 hours post license course and put your name as the agent who referred

Ironically, I will have my Florida license first. My husband and I planned on buying property there this spring, however, a work promotion on his side changed plans abruptly. Now I am planning on getting my VA license next, and shortly after that the MD license to work in both states.

I took the Virgina and National Real Estate exams today. Passed both on my first attempt.  I started studying beginning of this month online and took a lot of free online quizes to prepare myself after I was done with the official study.  I studied again the areas where I didn't do well in quizzes to make sure I understood them well.  

Next I will do fingerprints and submit the application with the state to become licensed agent :)

I am assuming you have not taken the required training to become a Real Estate Agent yet. I recently took the VA real estate training and it covers a LOT of stuff. I am sure it will answer a lot of your questions as it covers so many different aspects that you never think a real estate training would cover.

One you are working, any broker that you work with, will help you with in the practical life.

I have been learning a lot just by training and then in practical life more learning for sure after I pass the VA state exam soon ๐Ÿ˜‚
