@Marianne Lopez-Henthorn I was in KW yesterday and I invite you to travel there and see for yourself. A lot of tech companies in Kitchener are closed and as you know, many have opted in for WFH for the foreseeable future. Then you go to Waterloo which is a complete mess. The campuses are closed and you don't see many people in the city as a whole. What I don't like is a city depending on one or two major industries. Kind of reminds me of Detroit and Oshawa. I love both especially Waterloo but IMO the fundamentals aren't there right now. For these two, I would rather wait and get confirmation that their economy is doing fine before investing there.

A 7% cap rate in Toronto is just a dream for now. You should either re-align your priorities if you want to invest in Toronto or wait for a meltdown (unlikely) to be able to get a 7% cap rate in Toronto. You can, however, find 7% deals elsewhere. 

@Matthew Irish-Jones I couldn't agree more! You sort of summed it up in one sentence!!

Toronto, in my opinion, is always a good city (probably even arguably the best) for purchasing a property in Canada. I have been personally investing in this city directly and indirectly since 2004 (at first through my now father-in-law obviously) and it has never let us down in the long run. I cannot think of anything bad happening to a property in a solid neighbourhood in a city that perhaps generates a good share of Canada's GDP. It has very solid fundamentals and is the main attraction for foreign investors and immigrants at the same time. I acknowledge that there might be downturns from time to time, but IMO Toronto comes out of each one stronger and better. Depending on what your criteria are and what your investment objectives and goals suggest, there is always a good option for you here in the 6ix!
