Hey St. Louis investors. I’ve been analyzing a ton of deals lately but the biggest issue I’m having is how much I should account for utilities in multi family properties. I plan on paying for water, sewer, and garbage since those are the ones that the liens can be placed against the owner of the property. How much can I expect to pay for those per unit in a multi family?

I’m a new investor in the St. Louis area but haven’t bought my first property yet. I’m looking mainly in the South City area for a multi-family, cash flow property. My biggest concern is that almost all the properties I’m able to find are about 100 years old. I’m just curious as to what the average maintenance costs for properties this age are in the area or if buying them for “buy and hold” purposes is even realistic. Thanks everyone.
