How much to account for utilities?

Hey St. Louis investors. I’ve been analyzing a ton of deals lately but the biggest issue I’m having is how much I should account for utilities in multi family properties. I plan on paying for water, sewer, and garbage since those are the ones that the liens can be placed against the owner of the property. How much can I expect to pay for those per unit in a multi family?
