@Tony Castronovo I don't have any rehab experience but attended a meet-up session in Katy few months back and they had Elijah Randall from Fastrack remodeling that does GC work and it felt with his business model he knew what he was talking about. You may want to take a look at their website, I know he is not on BP as I asked him.

@Agnes Lai I am no expert in this but my formula is school district, neighborhood, no flood plain and close to where I live, after narrowing the search to the criteria obviously numbers should make sense. Good neighborhood and school should typically attract better tenants, I think since they care about living in the nicer area with better schools, also should keep in mind that doesn't mean that anyone showed up as tenant is going to be a good one even if they are willing to pay higher rents, which means you have to do your due diligence. I can tell a story of a tenant as our neighbor in class "A" community that basically trashed the house and left thousands of dollars worth of damage behind which the landlord had to fix, neighbors almost had monthly complaints to HOA or landlord about them.

Thomas Kozuch welcome to BP, my suggestion in addition to other good ones that other BP members suggested is to attend local meet-ups if you can, networking with other successful people in RE will give you exposure to what's happening in markets and is very good source of education.

@Mike Sattem I am in a different market (Houston, TX) but on the same situation, no luck from MLS nor wholesale deals. I started looking up for lists from common list providers like listsource or Melissa but the criteria seems to be very broad (or at least I didn't pull the right criteria maybe), if you don't mind me asking what kind of criteria did you use for your list and who is the provider? also if you have any suggestions that may help me get more aligned in direct mail?

@Champaigne Shyne welcome to BP, this site is amazing with tons of free info and even better helpful people.  I suggest start with BP podcasts they are very informative and helpful, try to listen to one or two per day and then follow book suggestions and actions from the podcasts, also setup some key words to keep you notified regarding local events and discussions.  attend local RE meet-ups, also there are live weekly webinars that Brandon Turnor holds that are very informative

Sallie Lardy I am almost on the same boat and maybe few steps ahead of you but shy of making any deal yet. My suggestion as newbie, start going to local RE meet ups and try to get to know of people who have done this before. I believe making an educated decision and pulling trigger on the first deal (when you find it) is the biggest step. But don't get overwhelmed as I get that time to time too but then I would sit back and start one step at a time, be patient and "consistence" on your education and networking. Good luck

@Donnie Tinsley welcome, my suggestion as a newbie as started digging in few months back is to educate yourself as much as you can by reading books, listening to podcasts, attending REI meetings and network with others. One more note, don't fall in the trap of courses that offer you "Secret" ways of getting started in RE. Once you start educate yourself and network your point of view and perception of the industry matures up and you will know when you are ready to take next steps.

I don't have any experience in this but there was a BP podcast that was saying you have to look at the market you are in and if others are not doing it you shouldn't either since tenants will look in to getting to properties they have to spend less money or pay a flat fee for their water and...
