I've went to one local meetup so far. It was intimidating because I was the youngest there and everybody seemed to be good at talking except me. What are some questions I can ask at a networking event as a young inexperienced investor? I know what I want to achieve in the next few months (buy & hold rentals out-of-state) but I'm unsure of the steps to do so. I'm nervous, don't really know what questions to ask and seem valuable to agents/investors/PMs etc. What are some questions I can ask and some ways I can be valuable to one another?

Do brokerages care about education? Like would they rather hire someone who went to graduated high school and studied in college?

My online broker. I've talked to once in a year. Pretty much, they provide nothing other than a place to hang you license. The split is 95/5, so I make almost double on a deal of the equivalent size. This is perfect for me though because I'm not working often as a salesperson right now and I'm more focused on starting an investment portfolio of my own. 

Do a lot of research figure out what you want out of becoming an agent, and then talk to brokers of all kinds within your area.

Buy and holds are great in Midwestern cities. I prefer Cleveland, of course, because I live here, but other cities around here can really give you a great ROI. You can purchase properties under $100k easily and they can rent for $1,000 or more on average. You can even buy out in the suburbs and get some high performing properties for pennies compared to your market!

 I'd love to hear more about Cleveland if you don't mind.

As a young person starting off is gonna be hard obviously. I'm only 18 coming into REI and they're plenty of young investors just starting out like me. What advice would you give that you wish you have known when you first started?

So I have narrowed down my market search to close my first multifamily deal (rental property) and I have came up with these 4 cities. My budget is under 150K. I was wondering if I could get you guy’s input about my picks and maybe guide me to explore other markets better for my strategy and target.

What do you guys feel like are MUST questions to ask an agent and/or PM when investing out-of-state?
