I'm starting out in the real estate investing world and interested in buy and hold properties, I'm aiming towards buying small multi family homes that need some rehab to eventually rent them out. However, I'm curious what do some see as the benefits of buying from wholesalers versus working with a realtor through the MLS? Has anyone had more success one way or the other? Thank you!

Hi everyone, 

My husband and I are looking to purchase our first multifamily property in the Indy area as soon as we're able to land a good deal. I would love to connect with other investors in the area to create some contacts. A question I have starting out is, what are some things that are important to you specifically when looking at a property besides the ROI percentage? Also, does anyone have any good recommendations of a real estate agent in the area that has experience with investors? I’ve read The Book on Rental Property Investing by Brandon Turner and got some great ideas but I would like other investor’s opinions as well. When going to take a tour of a property that you have interest in, what are some “problems” you’re okay with and some “problems” that you steer clear of?
