I am new to rental property investing. I am curious, if you buy a multifamily property that does not have any tenants currently renting, what are some ways that have worked for you when it comes to finding new tenants? I know of websites you can post on or putting a sign in the yard, but I am wondering what you have had most success with? Which strategies do you prefer?

Any advice or insight would be greatly appreciated!

@Anthony Wick thank you for the info. So let’s pretend there’s a great property that will produce good cash flow and is worth buying but from the documents you find out that Tenant A hasn’t paid rent for three months yet they have several months of their lease left. Do you still have to carry out the lease knowing they aren’t paying? Or at this point what steps could you take?

When looking into investing in rental properties, I have been reading about tenant screening processes to make sure you get the desired tenants you’re looking for. However, if you are wanting to purchase a multi family property that already has tenants who have signed a year lease, how can you go about screening them? Do you just take on the tenant agreement held by the previous owner and can only change it or do screenings after the original lease is up?

Any advice or insight would be appreciated!

I am just starting out as a rental property investor and I was curious if anyone feels it’s beneficial and a necessity to join the Real Estate Investor’s Association in the area that you are looking to buy?
