Tomer " Tommy" Lankri is an awesome agent and serves all of DFW.  He's also an investor himself so assist with analyzing your property.  He helped me with my first purchase. His number is TWO ONE FOUR FOUR NINE THREE 1278. Tommy is very knowledgeable and he works tirelessly to help you find properties.  

This is called a series LLC. I was informed by a few lawyers that this type of LLC has not been seriously tested in the court of law so they are uncertain as if it will add additional protection or not. I was told to ramp up my liability insurance protection which I have done.

I have a potential tenant who has requested installation of hand railing in the living room and bathroom. I will allow the potential tenant to install the railing but I am objecting to being responsible for the install for a variety of reasons. What do other landlords do in this situation? Would you install the railing or require the tenant to install them at his/her own expense?

Read in another forum that potential buyers will frown upon repairs like that so just wanted to check with other investors.

I like the Dave Ramsey model but choose to use leverage because I am older and do not have years to go the slow route. The key to using leverage is to have a large fund for vacancies, repairs and maintenance. Investors get into trouble using loans when they do not have that cushion to pay for that new roof in one home and the HVAC in the other that is sitting vacant. Have good reserves and leverage can work.

I am reading "How to Manage Apartments for Maximum Cash Flow and Resale Value" by John Reed and would highly recommend it.
