Just passing on a thought, but am a total nube, I'm interested in borrowing 20% of purchase price for a home from my dad and asked a lender about this, he suggested he could lend that cash to us and at a later date, forgive the debt. I did a quick search on this site & google but did not find any solid answers if this is a possibility. Maybe a bigger pockets pro could shed some light on if this is possible?

Hey Cody, how are things going there? My wife and I just moved from Bozeman to CA, but want to keep an eye on the market there, have you had any success in finding any deals in the the bozo area? Seems like it might be slim pickings out there as there is such a demand. I do have vacant home I saw the other day while visiting in mind that might be worth checking out. Hello! Stoked to be part of the BP community! I'm recently married and pretty excited to start a family in the San Luis Obispo area. My wife and I are outdoor adventure and camping nuts, and recently moved to the Central Coast to be closer to family. My wife is a Clinical Lab Scientist and I set up luxury tent camps and operate outdoor adventures. 

I'm actively seeking partners or mentors in the five cities area that can utilize my management skills, construction knowledge, and outgoing personality to add value to their business model or network.

My wife is pre-approved for $300k USDA loan and looking to buy immediately in Atascadero, Templeton, Santa Margarita, or Morro Bay. We are also looking for owner-financing and property that has potential to pour sweat equity into.

Please give a shout if anyone in the area including surrounding areas like Fresno (where I have family) would like to meet up in person!
