A friend of mine invests in lots near local downtowns/college towns. He cleans them up, puts up decorative lights and speakers for music and then leases out sections of it to local food truck vendors. He has done a couple of these and each have been an absolute homerun and insane ROI. May be a little more legwork, but just an idea!

Thanks for connecting and awesome to have you here in St. Pete! This deal was in the Skyview Terrace neighborhood of Pinellas Park. Great spot to get into a first flip or BRRRR for that matter. Home prices in the area are just below the median and average days on market are very low.

I work at New Western which is a nationwide real estate acquisition firm that locates off market property for investors. I bought this deal through my company and had a relationship with a reliable contractor that I met through an investor client of mine that I sold a couple of flips through.
