@Jerryll Noorden If your tactic is a website, then you by default are using "gadgets, a strategy, etc" to bring leads in, and though you aren't technically generating leads, you're still using tech and gadgets. This is the same things as bandit signs, or any other form of marketing that doesn't require you to go and cold call or knock on doors or run ads/PPC. Sadly people think they can generate leads out of thin air, meaning the person they called wouldn't have realized they wanted to sell their home had not the wholesaler or investor hit them up to ask if they would be willing to. That strategy is unremarkable, but people think it works.

@Marie Grabo I understand. I come from a partial sales background where we used CRMs and I think I might just have an advantage at understanding how REIreply works. What did you find most confusing about the software?

Post: Value of certain additional bedrooms, baths, garage, etc

I was wondering if there was anyone who has a good general understanding of what kind of value does adding certain features to properties in the Richmond market, and VA in general (though I know a lot of this varies wildly).

Things like:

Bed (maybe brings in an additional $10k of value, for example)

Bath

Garage

Pool

Carport

etc

Just saw that nobody answered this for you. I know it's been a year, but if you're still in the game, here's what I have to say. REIreply is a good software for campaigns and automated follow ups, from RVM to email to direct marketing. I know I am late on this one, but you might find this useful. REIreply is a good resource to use for managing all your leads and campaigns. Combine that with a good tool like Propstream for property information and some other skip tracing service (propstream has skip tracing, though I am not a fan because they will charge you for any information that they can find, so you might have a ton of leads with no numbers and only names). Propstream is really only useful for data, like property records and such. Go check out some youtube videos on REIreply. 

Post: Seller backing out of contract for higher offer after signing

Hi,

I have already posted this in a couple of places. I didn't realize there was any legal forums. BUT I have an update as well as a quick overview. 

RECAP:

     - Got contract signed with seller

     - nearly 24 hours later, seller wants to back out of deal due to receiving a higher offer

     - We tried remedying the situation and made it clear that it would be a breach in the contract if she signed and closed with someone else and due to our BREACH contingency, we would be owed 10% of the purchase price that we agreed to. 

     - Seller played dumb and basically told us "sorry, but I'm going to close with them through quick deed."

Overall, this has been extremely frustrating. We want to file a lien on the property for the amount we are owed (as the signing of the contract plainly states and seller signed it)

Would filing a lien be worth it (and how much would that cost?)

Or what would be the best course of action? We are halting any more of our own time and energy into this deal because we believe she is going with someone else. 

 

@Bill B. We aren't sure if this is something we really would even want to deal with at this point. Would we need legal council to acquire the 10%?

@Chris Seveney You always come right away with the responses. Thank you so much. To mention, we have a breach contingency that says they would have to pay us 10% of the agreed purchase price if they back out. Is this applicable in this situation? 

Hello guys,

My team and I just got a great potential rental under contract. This is a new situation for me, since the seller wants to back out within 24 hours of signing the PSA because they got another offer for $5k more than us. We have a breach contingency in place that states they would have to pay us 10% of our agreed purchase price, but aren't sure about this scenario since it's never happened to us. What should we do, and what are our options?

Hello everyone,

I need your help ASAP. My team and I just got a potential rental under contract as of yesterday. The seller is wanting to back out today because they got an offer higher than ours. We haven't even really been able to get out to the property and do our due diligence, and we think the property has great potential from what we've gathered. In short, we just don't want to let this one go. What are our options?
