Land becomes very illiquid and pricing is volatile. With a house you have options to generate revenue- with land not so much, which is why it gets hit harder during a downturn.

There will be opportunities but getting the right price and finding a buyer may be more challenging - if it’s owner financed and low down payment it increases ability to sell significantly


 I appreciate the timely reply. Would you say we should stay away for the most part, or find the proverbial needle in the haystack?

I was wondering what some of you guys are using for reaching more people quicker and more efficiently (whether it be email, txt, and voicemail). I've heard good things about the REACH App on the cellphone for mass texting. Any suggestions on other tools? Thank!

My partner and I are in the SFH Wholesaling market but have been looking into land as it usually is easier/less hassle. My only question is this: coming into a recession, is it still possible to profitablity wholesale land? I've heard that new construction slows during economic decline. I would love some feedback from anyone and everyone on their experiences. Thanks!
