@Joe Kling Thanks Joe! I actually need to figure out how to edit my title in the profile. I choose flipping and rentals as what I'm interested in. It's not something that I'm currently successful in. I have been searching through Covina, West Covina, Azusa, Glendora, San Dimas but like you I'm realizing that inventory is super tight. My focus will be more in Covina with direct mail marketing, driving for doors and things like that. Do you currently invest there or attend RIEAs?

@Reed Starkey thank you. Great advice, I just googled "planning commission"with my city name and it immediately showed the weekly meetings. Perfect.

I hear you brother on that. Having a wife and  2 daughters as well has puts the pressure on and lowered risk tolerance. 

You came up as one of the most active and knowledgeable BPers in Covina, when I searched. We are in the last phase of escrow of our first home in Covina, Ca and it would be great to stay connected with you. Hopefully I'll be a new covina resident next week.

BP,

We (wife/me) are in the process of closing our first home (primary residence) in So Cal specially Covina, Ca.

Looking to deeply connect to this area that I will live in with program's, boards, committees, associations, groups, events, etc. to learn the ins and out, contribute and primarily invest.

What are some suggestions on ways to get involved with the community and be inside of what's happening, good, bad, and ugly??

I need to get on with the practice on excel. Everyone talks about it as though its simple like ABCs but when I look at its more like pre-calc. I'll get on with the practice while watch some excel youtube videos. 

HELOC sounds like a great plan.

@Richard Yu that's makes a lot of sense and the way I wanted to go but my wife "needed" this right now because I took "too long". So long to house hacking. Thanks for responding and fast too!

@Richard Yu I noticed that you have a 1 rental and 1 primary residence. We are purchasing our 1st home, primary residence. Which one did you purchase first and did you find it helpfully for the next one?

Just upgraded to Pro today to use all services available. The BP flip calculator is extraordinary! With that said does an experienced flipper use this resource to analyze most of their potential deals and send this PDF printout to lenders? Is this the most professional and useful way?
