@Victor Bradford since the car is a liability, pay it off first. I agree with others that you may want to look at whether you will receive more for the investment than you are paying

@Chyniece Cox well, for starters, you now have a business and any costs occured can mostly be deducted from your profit as business expenses. This usually includs things like advertising, finance costs, and various other costs.

@Lauren Juarez what Lauren stated - every goal setting guru out there will tell you that not only writing goals but telling people your goals helps solidify and put your brain in "solution" mode.

@James Wise this is amazing. Ive been listening to Morris' podcast for a few weeks now trying to glean information on getting started as well as tips. I did notice a Tony Robbins-like push for sales but figured the guy was harmless. I've changed my mind.

To the others who have mentioned that speaking engagement fees are where it is at, you are partially right. Many of these people make more in podcasts / events / youtube than in RE. I guess it is all what you want to focus on.

@Renee Ren great discussion you've started. I'm also looking for the first market. Im not too far from you and my FIL still lives in Irvine. (If you can believe, they bought their house for $35000 way back when.)

I figure one should buy where one may want to visit. David Greene's book is helpful but I imagine an occasional trip to the area would be beneficial. If it is even remotely vacation area then you can write off the trip and enjoy the time.

I have been browsing MLS and owner listings for various areas to gauge where to make my first purchase. I've also read David Greene's book on the subject twice.

One thing I thought of on the way home from work today. For those involved in investing out of your local area, do you focus only on one geographic market or multiple? I figure you need to setup relationships with realtors / deal finders as well as contractors. However nothing would preclude doing this in multiple areas, no?
