Do You Focus on One Area or Spread Out?

I have been browsing MLS and owner listings for various areas to gauge where to make my first purchase. I've also read David Greene's book on the subject twice.

One thing I thought of on the way home from work today. For those involved in investing out of your local area, do you focus only on one geographic market or multiple? I figure you need to setup relationships with realtors / deal finders as well as contractors. However nothing would preclude doing this in multiple areas, no?

Hey @Kai Ponte - GREAT question!

Having been investing for a few years now, I've diversified my investments across Indianapolis, Louisville, and Phoenix. But, as you eluded to, I'd focus on one market first. Build your team out there, become very well educated in that market, and kill it there. Diversifying markets can be very tempting...and almost sexy...but like I said, you should prioritize building a top notch team in one market first before jumping around.
