@Jess White it is even better if you have a 457 (government) and the employer matches up to 4% of salary.

@Shan Vincent as a newbie in Southern California also, I agree with others. If you can, cash out. At the very least, take the equity and buy in a less insane area. I just looked and see NB goes for $1100 / sq. ft. Even 50 miles away, you can pick up property for $150/ sq. ft.

What @Jonathan Killam stated. I do not own a firearm nor want to. However, if you do carry, you must be willing to use it and dedicate time for training.

Remember, weapons have one primary purpose - to kill rapidly. This goes for handguns, hunting rifles, or F-16 fighter jets. You simply must be aware of this when carrying one.

So I have been interested in real estate since I first started working. I just turned 50 and am ready to make a go at it. My great grandfather on my mom's side speculated in land in the newly developing areas of Los Angeles in the early 1900s and later in Las Vegas in the 1950s. I wanted to get into RE after college as a home inspector while working at a bank but found computer programming made more money.

Now with a house almost paid off and the ability to ingest YouTube videos as well as blogs, I've decided this is the time to learn all I can and move into real estate.

Right now, I'm learning and hope to take the plunge in the next 12 months. My primary residence will be paid off in three years. I want to have invested in properties which provide cash flow without a second full time job.

Following this thread as I'm in the same area and going to be starting out soon. Where the OP lives prices are at $950+ per square foot. Where I live, they're a still-crazy $600 per square foot.
