Is there any Georgia Law that would stipulate a early termination in the context of this lease?

Hey I'm a real estate agent here in Georgia and I have a few years of experience in property management. First you have to remember a lease is a contract. so to move out early is a breach of contract so there really is no need to have that clause in this state. There are 4 ways a tenant can legally break the contract without your approval. 1 you failed to make necessary repairs leaving the home unsafe, 2 the tenant is a victim of domestic violence, 3 the tenant is going into the military, 4 you harass the tenant and they can prove it in court. outside of those reasons Georgia is very landlord friendly so you shouldn't have any issues keeping the deposit or charging for damages.
