hey @Ibrahim Yamini The first step would be to make sure they understand that a lease is a contract and what it means to sign one. Also the stipulations of breaking a lease since you want them to have a real-world honest experience. Next, I would suggest having them figure out how they learn and teaching them how to develop consistent systems. Real estate investing is about consistency and dedication. I'm creating a course teaching people about getting into real estate and the first volume I finished is all about the investor and creating a profile for yourself. You have to know your self and what your working towards to be able to block out distractions that don't fit into your system. I love what you are doing teaching them and giving them honest experiences in a safe environment keep up the good work.

Hey @Brian Mittelstadt whats your goal with getting into real estate? What has been the main reason you haven't gotten into it?

 Hey I'm a real estate agent here in Georgia and I have a few years of experience in property management. First you have to remember a lease is a contract. so to move out early is a breach of contract so there really is no need to have that clause in this state. There are 4 ways a tenant can legally break the contract without your approval. 1 you failed to make necessary repairs leaving the home unsafe, 2 the tenant is a victim of domestic violence, 3 the tenant is going into the military, 4 you harass the tenant and they can prove it in court. outside of those reasons Georgia is very landlord friendly so you shouldn't have any issues keeping the deposit or charging for damages.

Hey, Declan the first thing I would suggest is building your investor profile. meaning write down your end-term goals and what you want to accomplish. Then decide if you want to be a cashflow investor or a capital gains investor. After that learn about the best exit strategies that will get you what you want. Hey @David London I would def go with by the room. It gives you more leverage to maximize profits and it is basically the same setup as a dorm.  Create some reasonable rules and add them to each lease individually. I would also add in there monthly inspections so you can drop by once a month just to make sure everything is ok.

Yea you can def send a 60day notice. I would suggest consulting a lawyer

Hey @Sachin H. First I woud look for a new property manager. This is a problem they should be dealing with not you. this is what you pay them for. Second next week monday go down to the court house to start the dispossessory paper work.

Hey @Ron West my concern on a house that old is the mechanicals. When was the water heater last changed? what kind of plumbing does it have? Also what part of atlanta is this in could you give the area?
