some management companies do one time leasing, they'll market the property find the tenant and draft of the lease  and then turn the property back over you for management that might be an option.

I agree with Jeremy. You should have your handyman put your gutters on a regularly scheduled service to keep them maintained.

 Besides protecting your property it also lowers your liability. A lot of injuries occur with people falling off a ladder's.  I can already see the personal injury attorney smiling when he hears that the tenant fell off the ladder because he was required to maintain the gutters.

To help maintain good tenant owner relations, you probably should reimburse her for the cost of the window unit and maybe a little extra.

I can write pages about what is wrong with home warranty companies.

The main purpose of a home warranty is when you are selling your property to a buyer, you give them a home warranty and that helps shift some of the liability off of you when the AC breaks down two days after closing.

Home warranties are notoriously terrible at fixing repair items timely.  Many times home warranty companies will just try to patch patch patch instead of replacing a needed item.

When a tenant is paying rent to the landlord they expect a certain level of service and for the most part, this does not happen when home warranty companies are involved.

The number one reason that most tenants move is poor customer service in regards to repairs from the landlord.

 I'd recommend for further education and designations  you should join your local chapter of the National Association of Residential Properly Managers (NARPM).

Check out their website at www.NARPM.org

They have designations like residential management professional RPM and Master property manager MPM.  Also CRMC certified residential management company

 It's a pay per lead service.

Usually our rule of thumb is if the cost of repair is half of the cost to replace it. is usually time to go ahead and replace.

With water heaters we go more by age, it is much cheaper to be proactive on replacing water heater than waiting for the water heater to flood the property.  If the water heater is over 14 years old we usually go ahead and replace it.

I think you need to find another company. We have been using a company called ACUTRAQ for several years with great results.

They perform credit, national criminal search, eviction search, they they even call the landlords for verification of rental history and employers for verification of income.  ACUTRAQ fee per application is $30.  www. acutraq.com . They also have an online application where tenants can apply online, making it very convenient and user-friendly.

We do not have a separate No Pet addendum, but we do have a paragraph in our lease agreement that may help some.

9. PETS: A. Unless the parties agree otherwise in writing, Tenant may not permit, even temporarily, any pet on the Property (including but not limited to any mammal, reptile, bird, fish, rodent, or insect).

B. If Tenant violates this Paragraph 9 or any agreement to keep a pet on the Property, Landlord may take all or any of the following action:

(1) declare Tenant to be in default of this lease and exercise Landlord's remedies under Paragraph 27;

(2) charge Tenant, as additional rent, an initial amount of $_________ and $_____ per day thereafter per pet for each day Tenant violates the pet restrictions;

(3) remove or cause to be removed any unauthorized pet and deliver it to appropriate local authorities by providing at least 24-hour written notice to Tenant of Landlord's intention to remove the unauthorized pet; and

(4) charge to Tenant the Landlord's cost to:

(a) remove any unauthorized pet;

(b) exterminate the Property for fleas and other insects;

(c) clean and deodorize the Property's carpets and drapes; and

(d) repair any damage to the Property caused by the unauthorized pet.

C. When taking any action under Paragraph 9B Landlord will not be liable for any harm, injury, death, or sickness to any pet.

Hello Wilco,

I am going to agree with Steve Rozenberg post.

Private owners do not have the same requirements as real estate agents and property managers in Texas, but you are liable to the tenants for the return of the security deposits. Like Steve I would also recommend that you open a separate account and nickname it security deposit trust account to keep all your security deposits in that account.

There are several applications currently available for us to do inspections on iPads with pictures.

I have not seen any apps that allow the tenants to do their move-in inspection with pictures or submit work orders with pictures.
