Here's an excellent way to avoid bad property managers.

The best place to go to search for a great property manager is the National Association of Residential Property Managers website - www.NARPM.org

You can search for members in the local area where your rental property is located.

Look for members with designations like Residential Management Professional (RMP) or Master Property Manager (MPM). These are property managers that are way above the rest, and the ones that can be trusted to provide quality service and care for your investment property.

Also another designation to look for if you can find it is a company that has there CRMC designation. There are only about 60 management companies that are Certified Residential Management Companies. (CRMC).

These are companies that have been audited by the National Association of Residential Property Managers and have demonstrated a high standard of both procedures and customer service.

Again, the best way to find a good property manager is to seek a property manager out and has invested in advanced training and education and has attained designations; usually, they also have years of experience and a proven track record.

We purchase carpet from a company called Barton Carpet in San Antonio that is virtually stain proof. The carpet is so stain resistant that a Sharpie permanent marker cannot stain it; also bleach will not damage it.

We also use stain guard pad with the carpet that will not allow liquids, and pet urine to penetrate into the pad or flooring below.

When tenants moved out, we require them to have the carpets professionally cleaned. Because the carpet is virtually stain proof, the carpet cleaners easily remove Red Kool-Aid and other stains.

When you look at the cost and longevity of the carpet, it ends up being one of the most inexpensive floorings to use in rental property.

Pest Control • Any pests, including insects and rodents, not reported in writing within the first 5 days of the lease, will be assumed to have entered the property after the start of the lease. • You are responsible for keeping the property free of all pests (ants, roaches, fleas, ticks, silverfish, scorpions, rodents etc.), except termites. • Since you are our eyes on the property, please let us know if you see any termite activity. They usually swarm in the spring and you can’t miss them. Please notify our office immediately if you notice any signs of what you believe may be termites. • Please do not store wood against the exterior of the house. • We strongly recommend you use a licensed pest control company to manage pests rather than doing it yourself. If you need assistance selecting a pest control company, we can refer you to the one we use.

Hello Mike,

A cracked granite countertop is definitely not normal wear and tear.

This can be caused by placing a very hot pot on the granite countertop. Due to the expansion from the heat this can cause the granite countertop to crack, usually with a very loud popping noise.

Hello Ryan,

We been doing marketing video walk-throughs on our properties for several years with great success.

Not only does it help eliminate wasted showings, but we been able to rent properties to high quality residents transferring into the area just off the video walk-through.

We also do video walk-throughs at move-out, documenting the condition that the residents left the property in.

Our owners are very happy that we send a link to the move-out video so they can see the condition of their property.

For us video walk-throughs help us get our properties rented faster and help eliminate security deposit disputes.
