@Darina Pogodina if it doesn't take much longer to find someone with no dog I would wait. Our rentals are single family homes and in our area for that kind of property it's virtually impossible to wait for someone with no dogs or cats, since we've had bad experience with cats we don't allow them.  We don't allow puppies either since they will absolutely do damage.  Lately its been a struggle to find someone who doesn't have a pitbull...

@James Fowler around by us they determine it based on bedroom size. Bedroom needs to be 100 sq ft to accomodate 2 people according to the "rules". And 150 sq ft to fit 3 people and so one.  We are happy the city has the rules so we can reject all the extra wear and tear by having so many living in the house and blame it on the city rules. I actually did a showing once where some guy was so incensed by me telling him he had to many people I was glad to tell him to go take it up with city hall on Monday; he kept wanting to argue with me about it.

You could fight it if they measured the room wrong.

@Gail K. there is a prescreen, and all the criteria is right at top of the listing...number 12 was lying. Number 11 screened great but then they wanted to run a home day care...

If due the 1st we send an email on the 2nd saying its late. We also say if they don't pay utilities and we have to pay there is a service charge for us to do so and whatever they didn't pay is additional rent. It's in our lease. Having electric or heat shut off in a cold climate is a big deal.

She and everyone else who lives there need to keep calling filing police reports and contacting management. At some point management *should* figure out they are losing good tenants because of the one bad one. But she should also plan to move out when her lease is up since management may not ever do anything.

I have three applicants who applied to live together. One, lets call her Julie, says she lives in an apartment building since mid-summer last year and the lease is ending end of this month. I call the apartment building and they recognize Julie's name instantly and say,"she's just an occupant in that apartment". I ask them to fill out a landlord reference form which I am waiting for and have a hunch I will not receive.

So I ask Julie who her roommates are and for their phone numbers.

"John is my roommate".

I call John and say he was listed as a reference and can he tell me what his relationship is to the applicant.

"We are friends and coworkers."

I ask if he ever was her roommate, he says no. I ask if he knows where Julie is living now,"She lives over on such-and-such street with Sophie."

Sophie happens to be the other applicant who claims she has been living at home for the past several years. 

This is now the twelfth application I am on. Beyond frustrated.

If HUD won't due to ceiling height, several other regional MLS, appraisors, etc., most likely will not either. Use as rule-of-thumb.

HUD won't consider it a bedroom unless ceiling height min 7'.

@Gerardo Dominguez that's a very small increase. Would be really surprising that would motivate anyone to leave. They may complain to see if you will back down (don't) but shouldn't motivate anyone to move.

Better to do small increases every year than wait and do a big one on an existing tenant.
