@Adam Christopher Zaleski going forward put it in your lease about the hose in winter. It's not common sense for most tenants. 90% of our tenants would leave the hose on if we didn't tell them to remove it.  It's in our lease and we do fall inspections to make sure all the outside hoses are disconnected.

@Maria Bocanegra There is a REIA in our area that has a spreadsheet that gives what to use to estimate repair costs. They may require that you sign up for their 3 day weekend to get it. You can find more info at http://www.chicagoreia.org/

@Iva Robinson Nothing should be in the master LLC. BTW, each series LLC needs to have its own bank account. All you need to do is deed the property out of the master and into the series. Whether you use a warranty deed to quit claim is a question for an attorney, mine always did with warranty deed. If you use the search function on this website for "series llc" I believe you'll find a lot of information. *I am not a lawyer this is not legal advise*.

@Robert Courtney In my state, if you go to court and bring the contract proving that you are under contract on the home, the judge can either move out the auction date or maybe not confirm the auction sale; I am not sure which because we haven't done it, but a friend of mine who's company bought like a thousand homes in the area over the past few years has a lawyer that does that for him.

Gray with white trim is the most *in* color in our area now.   We put microhoods in all of our units, so long as there is enough space between the top of oven and bottom of cabinet. Go for the most bang for the buck: painting, replacing the nasty carpet, and having a working dishwasher will go a long way. Also, dated items you can change cheaply like cabinet hardware, doorknobs, light fixtures. They have sheet vinyl that looks like ceramic tile that can make a huge improvement as well.

@Jack Tou I've never come across a good lawyer finder website. However, do a search on whoever is recommended to you, most lawyers don't have any reviews, but if you do manage to find someone with bad reviews, I wouldn't hire them.

@Riley Kuranishi My nephew trained service dogs for a while in college. They lived with him full time during training. Then IF they pass training, since they don't all pass, they go to the person who needs the service dog.  I would be surprised if they have puppies living with people who need trained service dogs. I would tell him he can get an already training service animal but not one "in training".

If they fixed the leak in the shower, believed it to be fixed, and then repainted they don't need to disclose. It's not leaking now, right? Or are you saying they know it leaks, stopped using that shower, and just painted the ceiling to hide the leak and sell the house? Two totally different situations.

If they knew about the HOA/builder issue, and you can prove it via painter testimony, you might have a case, but you would need to know the cost of the repair for starters to know if it even makes sense to take legal action. And if that falls on the HOA to fix it, and the HOA actually has the money to fix it, it may not be worth following up on, since I think lawsuits require damages.
