Keep grinding and analyzing deals. Find ways to creatively reach out to owners, direct mail works. It takes time but you've got to keep looking. Be patient.

Some investors will be apprehensive but I think the most important aspect is the deal. If the deal is good, you can find an investor who will be willing to work with you.

The biggest issue is establishing credibility and, being that this is your first flip, the best way to do so is to do your due diligence. Know your facts cold. Once you have that down, start approaching investors and show them you're willing to do the work. I think for your first deal you should be open to taking even less than 10% of the profits, consider it an education expense. Keep up the hustle and keep learning

I like sending out handwritten letters I think its effective. I would focus on a more personal approach. Rather than throwing that PS at the bottom, maybe start with that information and develop it a little further. 

Property owners get these kind of letters all the time and your goal is to get them to actually read it and ultimately pick up the phone.

To me, it all depends on what you think the likelihood is that area's redevelopment will fall through. I would reach out to other investors who have a similar situation in your specific area and see how they are protecting themselves from the coming downturn.
