Need opinion on sending letter to duplex owners

Hi BP fam:

Me and my wife are looking to buy our first investment property which will also be our first primary residence. We want to get a duplex to live on one side and rent the other. I am going to send handwritten letters to owners that own Duplex in the area we are looking at. Wanted your opinion on if this letter would be good to send to these owners. I am also a licensed Real Estate, should I disclose that on the letter? I wanted to use my wife's name on the letter.

This is an old thread I know, but how do you get the owners contact information? My wife are in the same exact boat as the original poster. Want to get started on our first residence with a duplex.

There are lots of duplex's in our area and would be happy with any. Do you just stick it in the mailbox and hope it gets to the owner? Odds are those are all just tenants.
