I have a tenant that claims that there is mold in the rental property. My contractor when by and said that in his opinion there was no mold. The tenant wants the property owner (me) to pay for a mold inspection. Who should pay/

I have a tenant that broke a lease and says that Military personnel ( I believe he is in the reserves - not active duty) can break leases with no recourse if they move due to military obligations. Does anyone have any experiences in this area?

I understand that the cap rate is NOI/Purchase price. My question is - what is included in the purchase price?. Should it be the purchase price plus any acquisition cost?

Net Operating Income/Purchase price or the Purchase price plus rehab or the appraisal price. Please clarify

Who normally has the responsibility for window curtains expense? the renter or the property owner
