One of my partner's has this system. I am using it now to find vacant houses, I will definitely let you know the quality of calls I am getting.. I am pretty much sending out 20-30 letters a day, will let you know if I get any motivated calls/sellers from it!

Which areas should I stay away from and which ones are not so bad to invest in? I had my mentor send me one on 2069 w 83rd st.. I don't know the areas but that is in zip 44102 would that be a decent area to invest in? I guess the east side tends to be the war zone of Cleveland?

I am a wholesaler here in Miami, but I have some money saved up and would like to invest in the Cleveland market for some rental properties. I have a question on areas etc.. Anyone in the Cleveland market can help perhaps? I have heard it being pretty common to invest 20-25k on a duplex and get $1000 a rent…

Maybe taking a couple trips would help.. I am just looking for ideas on how to keep your self motivated and on task every day.. Do you guys find it is up and down with your business as well. Like some days your super motivated other days you don't feel like getting much done lol

I have done about 40-50 deals I have been wholesaling now for 2 years, I quit my job when I started doing well in wholesaling, but now I am considering going back for a couple shifts a week just for social reasons to get out of the house etc… I just find life is becoming very routine now that I am established in wholesaling and looking for something to mix it up a bit!

So yeah in my situation I was just wondering if keeping a part time job on the side etc like bartending for fun or whatever was like taking a step back.. Since I know technically I can put the 20 hours that I spend bar tending into my real estate business and make more money etc do more mail outs signs etc so I feel it isn't productive with my time. But I do love bar tending and talking socializing etc Just wondering if people keep jobs because they enjoy them part time and still wholesale

Hey guys,

I am just wondering how many of you are debt free, and wholesale for a living but also keep a side job maybe 20 hours a week just for the fun (get out etc) In my situation I live alone and am 25 years old and in a city where my family and friends live far away from me.. I just feel like I am taking a step back if I end up going back to working for someone but the problem with wholesaling is there is a lot of down time and you can only do so many bandit signs etc.. I mean of course I can outsource and really crank it up but I was just wondering if some people keep a side job for fun and to get out ! any one have thoughts?
