My tenant moved out and left quite a mess.  The place smells a little of smoke, the one room has some poorly cleaned up pet stains and the appliances are a mess.  Does anyone have a good recommendation for a cleaning crew that does carpet shampooing as well?

I am currently self managing my first rental property(A duplex) in Wilmington, DE but with my next property I would like to try out a management company.  My major concern when researching various companies is the leasing fee. In the Delaware market it seems typical for the property management company to charge a full month's rent.  This seems fair because marketing and showing a rental is a significant amount of work, but if the tenant is evicted after a few months I stand to lose some significant money.  Has anybody had luck negotiating a full/partial refund in this situation?  I would like to ensure that the management company has incentive of choose a good tenant rather than filling the unit as fast as possible.

@Glen Beringer- I second glen's statement.  As hard as I look in Newark, I can not find anything that meets my numbers.  That's why I ended up buying my first property in Wilmington.  My property is actually in St. Elizabeth's area which is not as nice as the neighborhoods Glen mentioned, but defiantly some deals to be found.

@Bob Cizmarik Welcome to BP! It's nice to see a fellow Newarkian on the forums.  I'm a new investor myself.  I currently own one duplex in Wilmington, but I have been looking to get into some local flips to fund more Buy and Hold deals.  I'm interested to hear what strategy you decide going with.

Welcome to the forums.  Looks like you have a great rental base start.  I look forward to hearing any stories or advice you might share.

The yearly Christmas gift card can buy you a lot of appreciation with very little money.  I doubt may tenants have received a Christmas gift from a landlord and they'll remember that next time they have to re up on their lease.

I would find a good registered agent and use their address.  The estimates I've received are around 150 dollars a year.
