This is a great thread. I have had my picture up for years and have no date requests...not sure what that says about me! I even change my picture every now and then to keep things fresh!

In all seriousness, I have always recommend people post a picture, as it adds a new element and makes it much more likely that people will look to interact with you, leading to more business opportunities.

It looks like you're a Pro member, so you have access to the Marketplace forum (where you're allowed to solicit, market, advertise, etc). Now, with that in mind, I prefer to use BP as more of networking site, and I try to build personal relationships with those on the site who appear to have similar interests, backgrounds and goals. Not to mention connecting (both online and offline) with those who live near me.

As you spend more time here, you'll start to see people who appear to have similar interests, are at a similar place in their investing careers and who are in close proximity to you. Shoot them a PM and introduce yourself. Invite them to lunch. Discuss the projects you're working on and the farm areas where you live and are investing.

What you'll find is that BP is great for learning, but the real networking is the stuff that you do in addition to the forums -- email/PM, lunches, get-togethers, meetups, etc.

Personally, I've done deals with over a dozen people I've either found on BP or they found me on BP. Each of these relationships evolved from an online communication to private discussion to meeting in real life and getting to know each other.

In my opinion, that's the real power of this site...

J really nailed this. A lot of new members come to BP and expect to immediately connect with a partner and start doing deals right away. Not that this does not happen, but much more often, just like outside the web, relationships are built over a period of time. Many of the collaborations going on between members on BP are members who have been around for some time and managed to get to know each other a bit through conversations, forum posts, etc.

Every time I turn around another year has gone by! Congrats BP and thanks for staying true to your original goals and values!

One thing about real estate that is very appealing to a lot of people is the abundance of options. Have you considered gettnig you sales agent license? I am not sure about TX, but in many states it is pretty cheap and will allow you to make some cash on the side. Once you have enough cash to invest on your own you will have access to the MLS, and can save some funds on commissions. This, of course, is just one option of many.

I disagree with Jacob about the degree. Most real estate investors I know do not have real estate specific degrees, and a business degree is a lot more versatile if that is what you are looking for. I am not sure how long you plan on living with your parents, but I would take advantage of that situation while it lasts and put away as much money as you can. Investing in real estate without money has been discussed ad nauseam but it is much easier to get started in real estate if you can bring funds to the table.

In addition the getting your sales agent license can be a good entry and is relatively cheap in most places. This could also save you a lot of money in commissions depending on how many properties you are planning to buy or sell in the next several years.

One thing to start thinking about if you are looking to get out of your parents house sometime soon is buying a duplex which you can occupy one unit and rent the other. Many people have started this way and it seems to be effective.

Business cards are a marketing tool like any other, it is how they are utilized that is important. What is the point of a business card if they are not getting into the hands of the right people? What is the point of a website if it generates no traffic or useless traffic? How about a bandit sign on a private road with no traffic?

Business cards can be effective, and some business cards are more effective than others, but the important part is meeting, connecting with, and doing business with other people, and a business card can come in handy in that regard. At this stage, if you feel like you need a basic card with your contact info, have some made. They are cheap and you can always change them and have more printed later when you are further along.
