Welcome to BP Todd. There is enough wisdom and advice on this site to keep you busy indefinitely! If wholesaling is the best option for you, make sure you spend a lot of time at the wholesaling forum. A lot of people attempt to be wholesalers, but very few end up making money...so find those who have and figure out how and why they have made it work. Good luck!

I do not see any reason why you cannot do both simultaneously. When we were getting started we spent time going to all the local banks and meeting with the commercial lenders in those bank. We got a feel for each of them and whether or not they would be able to fund our deals once we got them. At the same time though we were out looking for those first deals. In our case we ended up finding the lender first, then the deal, but there is not always a correct order to these things.

Welcome to BP John and thanks for your service. I am a veteran as well and just got out of the Air Force in the summer of 2012. There are not too many ways to get rich quick in real estate, but there are a lot of ways to get rich. If you haven't yet, familiarize yourself with the site and its various areas (forums, blogs, podcasts, etc), as each has many benefits. Do you know what kind of real estate investing you are interested in? If not, learn about the various strategies right here on BP (the pros and cons of each) and figure out which one will best suit your goals, experience, financial situation, etc.

My favorite thing about real estate investing is the abundance of options. There are many ways to get started in real estate, but none of them are easy, especially if you do not have the capital. "Little funds" means different things to different people though, so it is tough to give much advice, but I would start by figuring out which type of real estate investing best suits your financial goals, your personality, your market, etc. Once you know which direction you want and need to go, you can figure out the amount of funds needed and where you can get those funds. Some options are:

- Partner with someone

- Seek funds from friends and family

- Continue to save until you have enough to start on your own

- Hard money loans

- Owner-occupy a mult-family

There are a lot of ways to get creative, just make sure you understand what you are getting into before you pull the trigger.

Dang, that makes me feel bad for being behind on the podcasts...I need to get my act together! You should be armed with a ton of info and ready make some things happen.

Welcome to BP Dave. Congrats on the work you have done in the last year saving money...a lot of people forget that important step when they are looking to get started in real estate investing. I cannot help you with the real estate association, but keep doing what you are doing! Glad to see you decided to get involved on the forums, I believe you will learn a lot more by engaging in the conversations.
