I have a few rental properties already so I’m familiar with expenses for rentals, however I self manage. I’m thinking about purchasing a vacation rental and was wondering if people could give me advice on the extra expenses involved with a vacation rental. I know there will be property management fees. What other things should I look out for?

Since your in a time crunch I’m not sure if this will help you now, but I purchase a water leak detector that you place on the actual water meter. It’s called Flume. It can be set to alert you of continuous water flow after a certain amount of time.

I purchased it after my 9 unit had a couple of high bills. It has alerted me a couple times and it was from a running toilet. My normal water bill is 400-475.

I know each market is different. I was mainly looking for universal information, like the 1% Rule for rental property or 50% of rent is expenses. The market I would be looking at would be Ohio & Indiana.

Hi, I’m looking at moving into storage facilities. I currently own multifamily and just trying to get information evaluating them.

When evaluating a facility what is a good rent per sqft?

Total expenses per sqft?

Also what is the avg market cap rate for storage?

@Adrienne Patel I went through this very problem. Tenant caused a bed bug infestation and he was refusing treatment. I had to basically mildly treat surrounding tenants while I evicted them and once they were gone go and do a full scale treatment. Since he was refusing treatment I was also allowed to charge them for my added costs of the surrounding units.

I’m looking in to buying a business and originally it was going to be basically a real estate transaction and now the seller wants to do sell the stock sale for the company. What are the pros/cons for the buyer? Thanks

This is just the latest cincinnati has done. In 3 “pilot” neighborhoods they are creating a rental database.

According to the 8 new ordinances, Cincinnati landlords will now be required to register with the city of Cincinnati at a cost of $1.00 per unit if you don’t you will be fined up to $1,200. The registry will list how much the landlord is charging for rent, the size of the rental and how many rooms it has, plus contact info for landlords.

They put a cap on late fees and that residents will get more notice before they can be evicted. They also establish a pilot program of rental inspections, if a tenant complains to housing authority or code dept there is a $100 inspection fee no matter what.
